Prince William County, Virginia
Prince William County runs from Woodbridge on the Potomac west to Gainesville and Haymarket, with a wide range of homes and more space for the money than most areas closer in.
Welcome to Prince William County.
Prince William County covers a lot of ground, from Woodbridge, Dale City, Lake Ridge and Montclair in the east to Gainesville and Bristow out along I-66. Most of it is unincorporated, but there are four small towns: Dumfries, Haymarket, Occoquan and Quantico. Manassas and Manassas Park sit in the middle of the county map, but they’re independent cities with their own governments and schools.
It’s a short drive down I-95 from my Springfield office. For many buyers, the draw is that the budget goes further here, whether that means a bigger house, a newer one or more yard than the same money would buy closer in.
Established Neighborhoods and Newer Builds
Much of the eastern side grew up from the 1960s on. Dale City was built by developer Cecil D. Hylton, who gave each of its neighborhoods a name ending in “dale.” Lake Ridge, a planned community from the same era, sits on the Occoquan Reservoir, and Montclair is built around its own lake. Gainesville and Bristow have grown quickly since 2000, with newer single-family homes and townhome communities, and Gainesville is also home to Heritage Hunt, a large 55-and-over community.
My construction and renovation background helps on both ends. With older homes, I help buyers see which updates make sense, and with newer ones, I look closely at how the builder’s work is holding up.

Occoquan, Dumfries and Rippon Lodge
The town of Occoquan is an old mill town on the Occoquan River, with shops and restaurants along Mill Street, a riverfront boardwalk, the Mill House Museum and a fall arts and crafts show that fills its streets.
Dumfries, chartered in 1749, is the oldest continuously chartered town in Virginia. In Woodbridge, Rippon Lodge, built around 1747 and one of the oldest homes in the county, sits on high ground above Neabsco Creek as part of a county park.

The Potomac, the Occoquan and a Forest Park
Leesylvania State Park, on the Potomac in Woodbridge, has boat ramps, a 300-foot fishing pier and trails through land the Lee family once owned. Nearby, the Neabsco Creek Boardwalk crosses more than half a mile of tidal wetland, and Occoquan Bay National Wildlife Refuge, where the Occoquan meets the Potomac, is a favorite with birders.
Prince William Forest Park, run by the National Park Service near Triangle, covers more than 15,000 acres, with 37 miles of hiking trails and cabin camps the Civilian Conservation Corps built in the 1930s. On the Occoquan Reservoir, Lake Ridge Park rents kayaks, canoes and paddleboards in season.

Express Lanes, the VRE and Two Nearby Bases
In the east, I-95 and Route 1 do most of the work. The 95 Express Lanes in the middle of I-95 change direction to follow the rush hour, and carpools of three or more ride free with an E-ZPass Flex. Out west, the I-66 Express Lanes run from Gainesville to the Beltway.
VRE’s Fredericksburg Line stops at Woodbridge, Rippon and Quantico, and the Manassas Line starts at Broad Run in Bristow. OmniRide commuter buses link park-and-ride lots with the Pentagon and D.C. For military families, Marine Corps Base Quantico and the National Museum of the Marine Corps are at the county’s southern end, and Fort Belvoir is a short drive north.
