Neighborhood guide

West Springfield, Virginia

West Springfield is mostly single-family homes on quiet streets, with the Fairfax County Parkway and Old Keene Mill Road doing the heavy lifting for commuters.

Living in West Springfield

Welcome to West Springfield.

West Springfield sits between Springfield and Burke and is almost entirely residential. Most of it was built from the 1960s into the 1980s, so the trees are tall, the yards are filled in, and the neighborhoods feel settled.

People tend to stay a long time here. That means homes often come on the market with original kitchens and baths, which can be a real opportunity if you know what you’re looking at and what it will cost to change.

Split-Levels, Colonials and Real Backyards

Expect split-levels, split-foyers, ramblers and brick-front Colonials, usually with a garage or carport and a good-sized yard. Many sit on cul-de-sacs. There are some townhome communities too, but this is mainly single-family territory.

When I walk through an older West Springfield house with buyers, we sort the cosmetic updates from the ones that belong in the budget on day one, like an aging roof or an original electrical panel.

Hidden Pond and the Pohick Stream Valley

Hidden Pond Nature Center, on Greeley Boulevard, has a pond, woodland trails and nature programs for kids and adults. A short trail and footbridge connect it to Pohick Stream Valley Park, where trails follow the creek through the neighborhoods for miles.

South Run RECenter, a few minutes south off the Fairfax County Parkway, adds an indoor pool, a fitness center and athletic fields.

Swim Clubs and Cul-de-Sacs

A lot of neighborhood life here happens at community swim and tennis clubs, school fields and on the streets themselves, where you’ll see people out with strollers and dogs most evenings. The Rolling Valley area, around Old Keene Mill and Rolling roads, has its own pool and a shopping center for everyday stops.

The Parkway, Park-and-Rides and the VRE

The Fairfax County Parkway connects West Springfield to I-95 in one direction and toward Fairfax and Dulles in the other. Old Keene Mill Road carries you east to Springfield and the Franconia-Springfield Metro and VRE station.

Bus commuters can use the Rolling Valley park-and-ride on Old Keene Mill Road, and the Rolling Road VRE station on the Manassas Line is just over the line in Burke.
